(2) Complimentary cleaning of carpeting (spring / fall) (3) Gift cards Due to the high level of service we provide, we have very little turn-over. Due to the high level of service and the low vacancy rates in Madison, we are very selective.... The following MINIMUM REQUIREMENTS must be met in order for an applicant to be placed in a rental property we manage. ALL of our properties are NON-SMOKING AND DRUG FREE!!! We will work with the City of Madison authorities if there is any criminal activity. We will be verifying your rental history (including evictions), debt owed to previous landlord and/or utilities, income, criminal credit history. WE DO NOT ACCEPT APPLICANTS THAT HAVE EVICTIONS, UNPAID DEBT TO PREVIOUS LANDLORDS, OR CRIMINAL HISTORY. NO EXCEPTIONS. Applications are required for all tenants above 18 years old. All tenants must be on the contract. Madison Ordinance requires a maximum of 2 tenants per bedroom. We do not accept tenants with more than one (1) late payment in the last calendar year. Any pets must be properly vetted and provide immunization records. Pets must not exceed 25 lbs. Tenants must have sufficient financial income to pay rent.
